Single-vendor plan simplifies process, saving costs in materials and labor. No vendor-lock, can terminate at any time for failure to perform.
Larger roofing vendors have all staff in-house, no need to outsource. Ensures all workers are fully licensed and compliant with the law.
Replacement of gutters, ladders, lifting of AC’s, repair/replace of AC stands. Actually fixing all components.
Numbers provided based on actual bids and revised to account for labor cost increases and inflation.
6 year plan for total replacement of all relevant components, CORRECTLY utilizing reserves and other mechanisms to raise capital.
Single-vendor allows flexibility in how payments for work can be structured. Will not need to pay as work is completed, but on a schedule that is beneficial to Cabrini.
Already planned to have most urgent roofs completed first.
Recall Candidates
Want to allow friends and family to bid, regardless of qualifications, MASSIVE conflict of interest.
Multi-roofer plan adds unnecessary complexity, requiring extra monitoring, quality assurance work, additional city permitting and inspections, and complicated tracking of warranties.
Small roofing companies need to outsource their labor, introducing the potential for unlicensed and undocumented workers on the project.
They claim 7-10 million in project costs, with ZERO bids or estimates to back up their numbers. Made up figures using “Market Costs.”
Don’t account for anything other than flat portion of roof. No gutters, no ladders, no AC remove/replace, AC stand repair/replace, etc.
Claim to be able to fund project from reserves, ignoring the fact that reserves are currently underfunded and can not be used for capital projects.
Complete lack of honesty and transparency, making up numbers, and demanding documentation from Current Board, but providing NONE for their own claims and promises.
